I've checked in with a couple, but prices I'm seeing are WAY too high to make the BUSINESS work. Once I'm back though, I'll be looking to get some IAA Preamp/V2 eq modules for the 5088. 😍😍 I bet srb would be interested in a couple too! 😀 I've got a pair of H9's in the 500 section of the 5088. matt@IAA does mighty good work; that's for sure. I have been looking at the V2. I came close to buying one here recently. Had it in my cart, but went another direction. I would like to see a 500 series unit of that if the engineering can hold up under the shrinkage. I am of the mindset you're going to come out of this; maybe even better than you've yet imagined. Keep the faith.

Sending you prayers and blessings that you end up in a better place. It does make sense to rebuild on property that you do not have to worry about someone terminating your right to be there.

That really sucks. I hope it all works out for the best. You might want to look at buying a used commercial prefab building and having it moved. You'd still need build out the interior and put down a pad, but it might be enough savings to fit your budget. I'm in Canada, so maybe it's irrelevant, but I knew someone who went that route for a mechanic shop. Also, adding a 2nd storey adds considerably to the cost and if you want high ceilings, local zoning restrictions might limit overall height. Definitely look into what you're allowed to put on the property you have in mind.

So sorry to to hear that Jesse. They truly sucks. If it helps, in the PNW the average cost of building a free standing guest house on your residential property is $150k. That’s for $750/sq ft, included in that is about $50k in permits so it’s not much more to build a place that’s twice that size. However, here, if you were build an addition to your house, if the same size, it wouldn’t cost even half that because the permit fees would be very light. So it’s really a regional thing.
That being said, I’d look into a spot you can own, and/or live in. Not sure what your housing situation is like but you might be better off buying a house and renovating a part of it into a studio, or if you already own do the same. A standard 20x20 2 car garage would make a nice control room, especially if you attach another 20x20 structure to it for a live room.
Just food for thought.

Damn dude. That sucks. Good luck finding a place. All I got to say is buy something, even if it's a house somewhere, but make sure zoning will let you run a business out of it.
A few years ago a couple folks wanted me to join them in building out a studio. They wanted to lease/rent and then build out. I told them I wouldn't possibly be interested unless they bought a building or space, for this reason alone. I never really heard back from them after I gave them my estimate on costs and suggests on locations.
I know that the primary guy finally leased a space and is building out currently, but with properties around here being sold for redevelopment at record pace, I'm not sure how long he'll be there either.

I work for an engineering company and we've moved alot of flour silos for industrial bakeries and there are companies that sell used commercial buildings and equipment. I did a quick google and this company in Colorado www.metalbuildingoutlet.com claims to sell used and discount steel buildings. Try craigslist, but also local estate/bankruptcy auctions and just start making calls and asking around. Call local businesses that also have prefab buildings and ask them what they did and their cost. Most people are willing to take a few minutes to help out. Also contact your local lumber suppliers and price out prefab garage kits close to your target dimensions. It might be too expensive, but it's worth a shot. Even call some scrap yards, they might be able to broker something. Is your family property rural? If the neighbors aren't too close, you'll save a ton on isolation. I had a house on a 1/2 acre lot in small village here and the neighbors could barely hear my drums in their yards if I kept the windows closed.

Jesse This absolutely sucks, but it is the problem with renting a space, we really should be all about the real estate! Besides the build out of a prefab building( best long term but expensive solution) is to see if anyone in the area has a “B” room that isn’t seeing any traffic and might sublet. Not ideal but it might by some time, and build a relationship. Now back to my COVID recovery.

It's something that I can actually build myself and runs cheaper than lumber.no idea about the permitting aspect, but at least gives me a little hope. Couldn't swing buying an actual property at this point.
